Design and Access Statements Mandatory for Planning Applications!

A design and access statement must accompany most planning applications for both outline and full planning permissions from 10th August 2006. Design and Access statements must also accompany applications for Listed Building Consent. The following legislation has been amended to facilitate this significant step to achieve ‘inclusive design’ :

 Planning and Compulsory Purchase Act 2004
 Town & Country Planning Act 1990
 Planning (Listed Buildings and Conservation Areas) Act 1990
 Town & Country Planning (General Development
Procedure) Order 1995
 Planning (Listed Buildings and Conservation Areas) Regulations 1990

Local Planning Authorities (under a new section 327A in the Town and Country Planning Act 1990) are prohibited from considering an application unless it is accompanied by an access statement where required*. To avoid potential delays and achieve the criteria local planning authorities are looking for in design and access statements contact JGA to discuss your particular project and explore accessible design and policy solutions…

*Design and access statements are not required for certain applications.

For more information on this important change please contact Ross Jones who would be pleased to provide you with more detailed information.
